Upon securing the site, work immediately began on preparing a planning application due to the council’s lack of a current local plan and an under-provision in their five-year land supply.
The site sits adjacent to existing residential development and a new secondary school on the east side of Rainham, Kent. Being less than a mile from the town’s railway station, half a mile from the high street, and with bus stops almost on the site’s boundary, the site sits both within a highly sustainable location and an area experiencing high demand for housing.
Bellway undertook significant pre-application consultation with key stakeholders, including the local planning authority, council members, and the local community. This consultation aimed to ensure the proposed scheme delivers an appropriate amount of housing, landscaping, and open space to meet future residents’ needs while respecting the adjoining conservation area. Furthermore, this work to promote the benefits and careful attention to detail in designing the scheme aimed to increase the chance of a successful planning application
